Commercial Property Manager

A new position has become available for a Head of our Commercial Property & Asset Management department to come and join our thriving and busy team, based in Colchester.

 

Managing properties all over East Anglia, Essex, Suffolk, London, Kent and more throughout the UK, the position requires a calm problem solver with effective attention to detail. Most of our loyal customers have been with us for many years, so having their best interests at heart with strong communication with clients is an absolute necessity.

 

  • Managing a portfolio of commercial properties encompassing industrial, retail and offices.

  • Overseeing a small team, undertaking property inspections and being the first point of contact for clients.

  • Management of incoming and vacating tenants.

  • Overseeing refurbishment works & capital expenditure projects.

  • Knowledge of CRAR procedures and how to implement these effectively.

  • To assist the accounts department where required to ensure the prompt collection of rents, service charges, insurance, etc. and prompt follow up of any arrears & taking action when appropriate.

  • Overseeing all service charges -e.g. setting budgets, signing off reconciliations etc.

  • Assist in the preparation of annual budgets to ensure costs are kept within budgets unless previously authorised by company.

  • Annual report management to clients, where required.

  • Management of client contracts, renewals and fee generation within the department.

  • Reporting to Directors on a regular basis inclusive of innovative solutions for any upcoming issues that may arise.

  • Meeting clients on a regular basis, marketing to existing and new clients plus the growth of the department.

Ideally the candidate will be RICS qualified, however not essential. Extensive experience within a Commercial Property Management background is required.

 

The Package:

 

  • Salary dependant on experience and qualifications, typically £30,000 - £40,000 starting salary with reviews.

  • Market Leading 20 days holiday (exclusive of bank holidays), rising to 25 days as service to the Company increases year on year.
