The role of the property management department is central to much of the commercial activity within Whybrow. It uses the knowledge gained from the market place with legal constraints and other related matters to provide advice and assistance to clients to ensure a maximum return from their property investments. Through Rob Weston together with his team, Whybrow are also able to assist in landlord and tenant matters and our management service typically comprises the following features :

Performance reviews, strategic planning of an investment including planned maintenance, and the considered management of tenants together with health and safety issues.

Day to day management with regular property inspections of mixed commercial and residential properties so that situations between landlord and tenant are quickly resolved.

Collection of rents and service charges on behalf of landlords. We have a fully integrated computer system to deal with the complex calculations to reconcile service charges. Accounts are prepared in easily understood formats which ensure the early settlement by tenants and reporting to landlords respectively.

Our accountancy services department, managed by Andrew Simpson, prepares annual statements, VAT accounts and undertakes full accountancy services for Inland Revenue taxation purposes.

Preparation of specifications, placing of orders and supervision of building repair and alteration works.

Rent reviews, lease renewals, preparation of schedules of dilapidations, supervision of tenants activities to ensure they comply with the covenants of their leases together with other matters to maintain a good relationship between landlord and tenant.

Valuation for disposal and other matters such as taxation.

We arrange and update annually the buildings insurance.
