LEASE RENEWALS
The renewal of a business lease under the Landlord and Tenant Act 1954, is complex for those unfamiliar with its provisions. We are able to advise both in terms of the statutory protection and also the strength of the parties negotiating position.

Opportunities can arise for either party to obtain a significant commercial advantage on a lease renewal and it is therefore important for a clear understanding of the strict procedure of notices and counter notices.

Working closely with our commercial agency department, we have detailed knowledge of the market forces that can determine the terms of a new lease.

RENT REVIEWS
Rent reviews also require a full understanding of the Landlord and Tenant Acts, together with the case law relating to other rent reviews.

We will provide clients with initial advice on the justification of an increase before notices have been served.

Our fees can be performance related to reflect the increase or saving achieved where appropriate.

We have wide experience in acting as expert witnesses in Arbitration Independent Expert procedures, Lands Tribunal and the High Court.

Rob Weston is on the panel of the Royal Institution of Chartered Surveyors as an Independent Expert in the determination of rental values.

This appointment reflects his considerable experience as a rent review surveyor.

SCHEDULES OF CONDITION AND DILAPIDATIONS
When entering a lease, it is often appropriate for an ingoing tenant to have a schedule that records the condition of the property (as part of the lease documentation).

With our experience of leases together with the maintenance and repair of properties through our Property Management role we are in an excellent position to advise on the ‘minefield’ of the dilapidations process.

Our surveyors will be pleased to give you preliminary advice if you have problems in this area.

RATING
Rating is a tax which has to be paid by occupiers of commercial property. It is always important to check that no errors have been made in the assessment.

We have the expertise, knowledge and understanding of rating law and valuation which, coupled with our extensive knowledge of local values, enables us to negotiate many reductions on behalf of clients.

We do not seek fees upfront and relate our charges to performance.
