Ipswich School confirm purchase of Anglesea Heights complex

Anglesea Heights, located at the top of Berners Street, and extending through to Ivry Street in Ipswich was formerly a care home run by Bupa. It was previously East Suffolk and Ipswich Hospital, which opened in 1836.  The purchase by Ipswich School complements other buildings which the school owns in Ivry Street, including Ipswich Prep School and The Lodge Day Nursery.

The site was sold by Bupa, which was advised by real-estate experts GVA.  Ipswich School appointed the Colchester-based property consultants Whybrow to manage the purchase of the site on behalf of the school.

Nicholas Weaver, Ipswich School Headmaster, said: “We are very excited to have completed the purchase of Anglesea Heights, which is a long term investment for Ipswich School. It is part of our strategy to secure nearby land, should it become available, for our long term future, as we have in the past with the purchase of land which now houses Ipswich Prep School.”

Mr Weaver added: “We recognise that Anglesea Heights, particularly the iconic centrepiece at the top of Berners Street, is a very important part of the town’s heritage, along with the other Ipswich School buildings in the area. We are sure that it will prove a long term asset with a great benefit for the future of the school and indeed the town.”

Michelle Smith, Acquisitions Director for Bupa UK, said: “I’m delighted that the site has been acquired by Ipswich School, meaning it will continue its long history of serving the local community.”

Iain Lock, Head of Health at GVA, said: “An iconic site with an important history in the heart of Ipswich, the Anglesea Heights marketing campaign attracted a large amount of interest consisting of a variety of C2 and C3 developers – both local and from the wider market.”

Ewan Dodds CEO of Whybrow added: “We have been delighted to act for Ipswich School in the negotiations and acquisition of this landmark building on the town’s skyline from Bupa, against strong competition. We are sure the addition of this extensive site and further buildings immediately adjacent to the School and Prep buildings will prove an excellent investment for Ipswich School, and will help them to build their educational offering in future years.”   

Ipswich School has a record of developing facilities in and around Ipswich.  In 2012 the school acquired what is now Ipswich School Sports Centre at Rushmere and turned it into one of the best hockey centres in the country. It is the home of Ipswich and East Suffolk Hockey Club and a number of other community groups.  In 2018 the school completed the renovation of the former adjutant's house in Ivry Street to become the home of The Lodge Day Nursery.  The purchase of Anglesea Heights is a further example of the school's activity in the area and reflects its commitment to the town and the local community.
