A circa 90,000 sq ft (8,361 sq m) single let industrial commercial investment changed Landlords just in time for the New Year, Whybrow confirm.


Situated on a site of 3.35 acres, the large industrial property which extends to some 90,000 sq ft with an eaves height approaching 15m, has housed the tenants Crittall Windows Ltd, the world’s leading supplier of steel windows since 2007 following their management buyout in 2004.


Starting in Braintree in 1849, Crittall Windows are specified for heritage and refurbishment projects, replicating and replacing architecturally significant metal windows.


The property is held by way of a long, renewed ground lease from Braintree District Council and is let at £450,000 pax by way of an institutional lease expiring in 2022.


Having worked closely with the vendor, Marden Homes & Swanvale Management for numerous years, Whybrow, Chartered Surveyors in Colchester, completed this sale to a private investor at close to the asking price of £4m.


Marden Homes and Swanvale Management, luxury property developers by trade, have an extensive property portfolio in London and around the South East.  Working with Ewan Dodds BSc FRICS at Whybrow to complete this investment long leasehold disposal, they confirmed “We were very pleased with the sale and thank you to Whybrow for all of their assistance”.
