My Time Doing Work Experience at Whybrow

Having completed my A Levels at Ipswich School, I decided to take a year out before continuing my education. During this, I attended two weeks work experience with Whybrow, where I experienced all sectors of the company from Commercial Agency to Property & Asset Management, all offering new and interesting insights into commercial property as a whole.


My first week was predominantly spent with the Commercial Agency team, so I was often out looking at commercial properties and aiding the surveyors in showing potential buyers or lessees around and trying to find the right unit for them. When back in the office, we put together marketing reports and researched potential new properties. Following this, I worked alongside Property & Asset Management, checking on and solving any problems put forward by tenants. For instance, we went to one site locally to ensure that the tenants were adhering to the instruction given in a recent Fire Safety Report, and also inspected another building nearby to determine its’ general condition and advise on what could be changed to in order to make the property more desirable.


In week 2, I started with the Building Surveyor looking at dilapidations and evaluating the work needed to be done to return a building to its’ original state. I had a look at both sides of the proceedings, working for the Landlord and then on another case with the Lessee to come up with a fair list of refurbishments needed to be done at a reasonable cost.


We also looked at cases where clients were wanting to extend a property. This was my favourite part of the two weeks as I am looking to go into Property Development and this involved producing a schedule, reaching out to contractors and managing the building process.


Finally, I worked with the Professional team looking at rent reviews, involving research of other local buildings to determine the correct rent for a property. This gave me a valuable insight into how to price properties and how dependant that price is on so many adjoining factors.


Overall, I greatly enjoyed my time working with Whybrow and want to thank everyone there for making me feel so welcome and for taking time out of their busy days to teach me a little about what they do and the property sector as a whole.
